L.A. Wildfire Victim Tax Relief

As folks impacted by the January Los Angeles wildfires get a clearer picture of the road before them, the last thing they want to worry about is property taxes — particularly if their home is gone or heavily damaged.

Thankfully they have two avenues to seek some measure of relief: a reassessment of their home's value, which could lower their tax, and a deferral of their property tax payments in case they're unable to financially make those payment due to the fires. Read on to get more info on how to apply.

Reassessment for Damaged Property

If a property sustained at least $10,000 in damage, the owner can request a reassessment by filing Form ADS-820 within 12 months of the date of the damage. This temporary reassessment lowers the property’s assessed value, reducing the tax burden until repairs are completed. You can also file online.

Deferring Property Tax Payments

While the secured property tax deadline for the second installment remains April 10, 2025, Governor Newsom has signed an Executive Order N-10-25 suspending penalties, costs, and interest on late property tax payments for properties impacted by the wildfires. Affected homeowners may qualify for a deferral of their next property tax installment by submitting Form ADS-820.3 to the Los Angeles County Tax Assessor.

Additionally, properties in the following zip codes automatically qualify for a tax payment deferral until April 10, 2026:  90019, 90066, 90290, 91040, 91107, 90041, 90265, 90402, 91104, 93535, 90049, 90272, 91001, 91106, 93536.

After April 10, 2026, individuals who are unable to pay their property taxes may submit a penalty cancellation request online at ttc.lacounty.gov for up to four years.
