Below is our step-by-step guide to get your home ready for market and set you up for a successful sale.

Step 1: Getting your home ready for market

Step 2: Determine Selling Price

Pricing your home right is one of the most important steps in the selling process—and it’s something we’ll decide together.

Starting with a fair, strategic price helps generate strong interest from both buyers and agents, giving your home the best chance to stand out. Price too high, and you risk turning people away; too low, and you might leave money on the table.

Step 5: Evaluate Offers

When reviewing offers, it’s not just about the price—it's about the full picture. Here are five key things we’ll evaluate together:

  1. Financial strength: We’ll review the buyer’s down payment, earnest money, and mortgage pre-approval. Cash offers or larger down payments often signal greater reliability.

  2. Contingencies: Fewer contingencies—like inspection waivers or no need to sell another home—can lead to a smoother, faster closing.

  3. Timeline: We’ll ensure the proposed closing date works for your needs, whether you’re in a hurry or need extra time.

  4. Concessions: We'll flag any repair requests or requests for closing cost assistance, which can impact your net proceeds.

  5. Side-by-side comparison: You’ll receive a detailed spreadsheet that lays out each offer clearly, so you can compare terms and make an informed choice.

Sometimes the best offer isn’t the highest—it’s the one with the best terms for your situation. We’ll help you focus on what matters most so you feel confident in your decision.

Step 6: Going under Contract

Being “under contract” means you’ve accepted a buyer’s offer—a major milestone, but not the finish line just yet.

At this stage, certain conditions—called contingencies—still need to be met, such as the home inspection, appraisal, or the buyer securing financing. If any of these fall through, the deal could be canceled, and your home may return to the market.

During this period, your home is essentially reserved for the buyer while both parties work to meet the terms of the agreement. In some cases, sellers can accept backup offers as a precaution.

Once all contingencies are satisfied, the sale moves to "pending" status—bringing you one step closer to closing. It’s a critical phase that requires patience, clear communication, and close attention to detail.

Step 7: Time To Close

The closing process is the final step in selling your home—where all the details come together and the sale becomes official.

Once all contingencies (like inspections and the appraisal) are cleared, and both parties are ready, we’ll work with the escrow company to finalize everything. A few days before closing, we’ll confirm that all documents are prepared, funds are ready to transfer, and any agreed-upon repairs are complete.

Before closing day, you'll meet with the escrow officer to sign the final paperwork—this includes transferring ownership and confirming the financials. If you're out of town, a traveling notary can handle it.

On closing day, the escrow company coordinates with the title company to officially record the sale with the county. Once that’s done, the home is legally sold—and I’ll hand over the keys (and maybe a garage remote or two!) on your behalf. Time to celebrate!

It’s also a good time to wrap up loose ends like canceling utilities, forwarding mail, and leaving behind instructions for appliances or home systems. While the process may feel formal, it’s really about making sure everything is in order so you can move on to your next chapter with confidence.
