Once all contingencies are cleared and everything is in order, the sale moves closer to completion—often transitioning to "pending" status before officially closing. It’s a key stage in the process that requires patience and careful attention to details!
The closing process is the final step in selling your home, and it’s where everything comes together. Think of it as tying up all the loose ends before officially handing the keys over to the buyer. Here’s what it’s like:
Once all contingencies (like inspections or appraisals) are cleared and both sides are ready to move forward, you’ll work with the escrow company to finalize the transaction. A few days before closing, we’ll confirm that everything is set—this includes making sure all documents are prepared, funds are ready to transfer, and any agreed-upon repairs have been completed.
Before closing day, you’ll meet with the escrow officer to sign the final paperwork. This includes documents transferring ownership of the property to the buyer and confirming all financial details. If you're not in town this can be handled via a traveling notary.
On closing day the escrow company works with the title company to record the sale with the county, and once that’s done, the home officially belongs to the buyer. At this point, I'll hand over the keys on your behalf (and maybe a garage door opener or two!) and you can celebrate being done with your sale.
It’s also a good time to wrap up final details like canceling utilities, forwarding your mail, and making sure any instructions for appliances or systems staying in the home are passed along to the new owner. The process might sound a bit formal, but it’s really just about making sure everything is in order so you can move on to your next chapter smoothly!
