The Bond Guide to Selling your Home

Some people will tell you that selling your home is one of life's most stressful experiences. However, it doesn’t have to be - especially with us by your side to help you every step of the way.

Here is our step-by-step guide to prepare your home for sale and set you up for success.

Step 1: Getting your home ready for market

The homes that sell for the most money do so because they captured the attention of buyers from the word GO. We want your home to gain as much attention as possible, so early preparation is crucial.

We create a plan to suit your budget and needs, whether it's a simple clean & tidy or you want to go all the way to full scale renovation work, each element is chosen to maximize your profit upon selling.

Step 2: Determine Selling Price

Getting the price right is one of the most important parts of selling your home, and it’s something we’ll work on together. Starting with a fair price helps attract interest from buyers and agents, giving your home the best chance to stand out. Pricing too high can discourage interest, while pricing too low might mean you don’t get the value your home deserves.

With experience and a thoughtful approach, we’ll look at comparable homes in your area and consider current market conditions to help guide the decision. It’s all about finding that balance so your home gets the attention it deserves while ensuring you feel confident in the process.

Step 3: Getting Ready to Show

Most buyers will only see your home once before buying and and so each open house or showing is very precious and that's why we handle all showings personally - which means no lockboxes ever.

We believe a home is more than just its features—it’s the experiences and lifestyle it inspires. A balcony, for instance, isn’t simply outdoor space; it’s where you can nurture your herb garden or sip coffee while flipping through the weekend paper.

We’ll help you highlight those special details that make your home truly irresistible—like the golden glow of sunsets from a certain window, the charm of a neighborhood bakery, the warmth of wonderful neighbors, or the local highlight of a nearby park. To set the perfect mood, we also love adding thoughtful touches: a softly scented candle, fresh flowers, baked goods and subtle background music to create an atmosphere that feels effortlessly chic and inviting.

Step 4: Develop a Marketing Strategy

We’re here to showcase your home in the best possible way, and we know your input is key to making that happen. Share with us what makes your place truly special—not just the layout or features, but the little things that make it a joy to live there. Maybe it’s the top-rated schools nearby, the brunch spot with the best avocado toast in town, the welcoming, community-focused vibe of the neighborhood, or the scenic parks and trails perfect for weekend adventures. We want to highlight everything that makes your home stand out and tell its story in a way that resonates with potential buyers.

Once we’ve gathered all the details, we’ll craft a sales listing designed to present your home in its absolute best light. You’ll get to review the draft, share your thoughts, and let us know if it’s ready to go live—or if there’s anything you’d like us to tweak. We’ll work together until it feels just right.

Most buyers will find your property through open houses, online portals, or their own agents. But we don’t stop there—we also leverage social media, local advertising, and our network of agents to maximize exposure. More eyes on your home means more interest, and more interest often leads to better offers. You get the idea!

Step 5: Evaluate Offers

When evaluating offers, it’s important to look beyond the price. Here are five key things to keep in mind:

We'll check the buyer’s down payment, earnest money, and mortgage pre-approval. Cash offers or larger down payments often mean less risk.

Fewer contingencies (like inspections or selling another home first) usually lead to a smoother process.

We'll make sure the proposed timeline works for you—whether you need a quick move or extra time.

We'll look out for repair requests or closing costs help, as these can impact your bottom line.

We prepare a detailed spreadsheet for you where you can see each offer side by side to compare.

-Sometimes a slightly lower offer with better terms might be a smarter choice than a higher one with more risks. Focus on what works best for your situation, not just the numbers!

Step 6: Going under Contract

Being "under contract" means you've accepted a buyer’s offer. This is an exciting milestone, but it’s not the final step—there are still conditions (called contingencies) that need to be met before the sale is officially closed. These contingencies can include things like the home inspection, appraisal, or the buyer securing financing. If any of these conditions aren’t satisfied, the deal could fall through, and the home might go back on the market.

During this time, the property is essentially off the market and reserved for the buyer while both parties work to fulfill the terms of the agreement. Sellers can sometimes accept backup offers just in case the current deal doesn’t go through. Once all contingencies are cleared and everything is in order, the sale moves closer to completion—often transitioning to "pending" status before officially closing. It’s a key stage in the process that requires patience and careful attention to details!

Step 7: Time To Close

The closing process is the final step in selling your home, and it’s where everything comes together. Think of it as tying up all the loose ends before officially handing the keys over to the buyer. Here’s what it’s like:

Once all contingencies (like inspections or appraisals) are cleared and both sides are ready to move forward, you’ll work with the escrow company to finalize the transaction. A few days before closing, we’ll confirm that everything is set—this includes making sure all documents are prepared, funds are ready to transfer, and any agreed-upon repairs have been completed.

Before closing day, you’ll meet with the escrow officer to sign the final paperwork. This includes documents transferring ownership of the property to the buyer and confirming all financial details. If you're not in town this can be handled via a traveling notary.

On closing day the escrow company works with the title company to record the sale with the county, and once that’s done, the home officially belongs to the buyer. At this point, I'll hand over the keys on your behalf (and maybe a garage door opener or two!) and you can celebrate being done with your sale.

It’s also a good time to wrap up final details like canceling utilities, forwarding your mail, and making sure any instructions for appliances or systems staying in the home are passed along to the new owner. The process might sound a bit formal, but it’s really just about making sure everything is in order so you can move on to your next chapter smoothly!

From the moment we meet to the day I hand over the keys to the buyer, can take weeks or months—it all depends on your timeline. Building trust is key, and I’m here to fight your corner, get the best outcome for your sale, and support you through any ups and downs along the way.
